Make sure, for example, that you choose a warehouse that has sufficient, and preferably also some reserve, capacity. Check that the ceiling is high enough, not only for stacking goods, but also for possible transport systems, lighting, or freight transport. Is the floor required to withstand heavy loads? Then make sure to check the bearing capacity of the floor and watch out for floor heating. Installing racking or machines on the floor will then be virtually excluded. Will the warehouse accommodate any offices? If yes, insulation and suitable air conditioning are indispensable. A heavy cost that tends to be overlooked is the mandatory use of windows and walls with a higher fire resistance class.

For warehouses this translates into clear height, but also in flexible modification of the warehouse space to office space ratio. For all modifications that impact the structure of the building, always consult an architect to ensure the solidity of the structure.

Thus, for example, employees can only be employed in a warehouse that conforms to the EPB standards for heated/cooled facilities. In the case of a new build warehouse, the activity of the tenant of the business premises will have an impact on the return. For storage, a provisioning contract can be used and the recovered VAT of the construction works need not be refunded. In the case of a production activity, the investor must refund the VAT.
